The Unique Home ... for a lifetime with family and friends

A special beauty in a unique setting. 0.3 miles outside city limits for tax advantages. Amazing to find such an oasis just 7 minutes (ca. 4 miles) from the main hubs of activity for Stillwater (Lowes, Staples, Groceries, Walmart, restaurants, Oklahoma State University). Walking distance (2 miles) to Stillwater's main park ... Boomer Lake park with walkways, boating and fishing, annual fireworks, picnics, tennis courts).

We will negotiate a commission structure with any buyer's agent who would need to call us to work out the details.

A beautiful peaceful setting yet filled with adventure and breathing room:

  • So convenient yet with such beauty and no neighbors in sight.
  • It's just the view. Who wouldn't buy this place?
  • Great storage - so many built-in closets and shelves.
  • I just love the open floor plan.
  • This is the kind of study I've always wanted, part of the family, but a little bit away from all the action.

These are the recurring comments made by visitors and friends alike.

Total Sq.Footage: By convention, this is the periphery of the house area that is under heating/AC from the outside of the house. From this must be subtracted any closet space less than 5 ft high. Garage and bonus area above the garage are not included. This particular house is very difficult to measure because of the intricate stonework. However, using a steel tape measure and duplicating the various measurements to the nearest 1/2", we estimate the actual sq. footage to be 3826 sq.ft. +/- 20 sq. ft.

Outside 2.99 acres with nearly 500 feet of lake frontage on a private pond (fishing rights transfer with the property), and an additional ~ 0.75 acres of lake front land that belongs to the city associated with Wittenburg Lake. The dam between the two lakes functions as a beautifully canopied walkway to fishing spots and a magnificent sunrise view across Lake Wittenburg.

Beautiful, established gardens with a sprinkler system surround the house, presenting a park like appearance to the grounds.

By careful management, we have turned the pond into a highly productive fishery ecosystem, with large numbers of fry each year.

No herbicides, pesticides or fertilizers are used on the grounds or inside for the health of the pond, the wildlife, and .... us. Termites are kept away by the Sentricon system monitored by Peak of Stillwater.... subscription transfers at ~$25 per month.
